Ok, so you have found the absolute perfect home, but it is a
few thousand dollars over your max sales price. You didn’t want to go over
$200,000 for whatever reason, and you are going to stand firm. The seller needs
210,000 and won’t budge. Your thinking oh my gosh this is my dream home what do
I do. What you do is get your mind off the big number. You have to look at the
little numbers. Look at the difference in the payments. It is not as much as
you think it is. The difference is $10,000, and at today’s interest rates the
difference in the monthly P&I payment is $53.69. That is $1.77 per day. I
don’t know about you, but most Americans spend more than that on a daily basis
on much smaller things in life. It would seem easy to me to save an extra $1.77
per day to have my dream home. So if you are negotiating for the perfect home
that has all of your must haves and then some. Don’t let the big number get in
your way if you can’t get the price you want. Oh and by the way, your property
taxes are not based off what you pay for the house. You pay in property taxes
the same as the seller paid in property taxes from the previous year.
